help me find a place to live. i hate my apartment and how ill it makes me. i want to live in a house, not an apartment. i don't want neighbors that i share a wall with, or drunk idiots running up and down the hallways every night. i wish i could buy a house, but we just don't have the credit. any pointers?

I agree about trying to find a house to rent with an option to buy. I think you can apply for the $8k tax incentive before you buy the house; you could check into it. That would be a down payment. Before you go too far down that route I'd get pre-approved for a mortgage so you know exactly how much you need to buy how much of a house.

and take what you get preapproved for, and shave a portion of that off.
I spent 20k less than I was approved for.

I didnt' want to end up being a part of the foreclosure crisis, because someone gave me too much money on what little I was making at the time.

well yeah that's a definite point. I shaved off a good 100k of mine. They don't take into account the pmi and taxes and stuff that get added on to the mortgage payment.

i can't get a mortgage without a giant headache and prolly a cosigner. i have the scores to qualify for FHA, but my medical collections and bankruptcy are screwing me. i'm just sick to death of this apartment complex and all the stupid shit i have to deal with day in and day out (like not being able to breathe well).

my bankruptcy wasn't a problem with the FHA loan. I don't have the medical collections though. Did you get a bankruptcy before or after me?

my bankruptcy was in '04. i'm not sure what to do, i'd love to buy a house but i just don't think it's in the cards. no down payment now that we had to take an emergency trip to florida with a kid and rental car. i honestly don't know if i can hack it on what i make right now. i have a meeting tomorrow with the district manager and i'm hoping that it will end in me making more money but i'm not holding my breath. i'll prolly just get an "at a girl" for sucking shit.

the tax thing can be gotten ahead of time to be used for the downpayment.

You can also ask the sellers to pay all closing costs which helps with a few grand.

mine didn't. I had to request it specifically. FHA has limits on how much the sellers can give you though.
