i'm varying degrees of sick at all times, so getting walloped with a big bad bug doesn't really phase me too much aside from my stamina doesn't hold out as it should.
joey, on the other hand, is rarely sick. the poor guy has been bedridden for about 3 days now with the same illness as me. what's weird tho is i only ran a fever for a day, and i'm starting to cough shit up already. who knew my constant state of sickness would earn me an advantage?!
in other news, we're in preliminary talks with a lender about obtaining a mortgage. my credit is finally up to par enough to actually get approved. also, i'm finding there's a SHIT TON of first time homebuyer's aid. we found several that will absorb not only the down payment but the closing costs as well. we've already gone and looked at a house that joey and i both fell in love with, but i want to make sure we look at several more before taking the plunge.
here's the one we looked at: da hizzy
it's supposedly a three bedroom. well it turns out it used to be split up into rooms college kids could rent for a few hundred bucks a month, so the attic is split into 4 different rooms, complete with doors and ceiling fans, there are three regular bedrooms on the second level with a little extra room that could easily be an office/studio (i promised joey i would start panting again when i graduate) and the basement, while unfinished, is broken up into 4 MORE rooms, PLUS a little workshop. the heat/ac is brand new, as are the kitchen and the first floor bathroom. the appliances are a little dated, but they come with the house so that's one less thing to worry about.
basically, it's exactly what joey and i want. it's nice enough to not be a shithole, but there's so much room to get creative and make it into exactly what we want. all the molding is original, and each room on the first floor has giant double pocket doors. what's really neat is that when they replaced the heating/cooling, they ran the new vents directly into the old ornate metal vents. they have amazing original metal working, AND ONE HAS DRAGONS!!! the wood floors are pristine, looks as though they were just redone. i really, REALLY want this house. the bathroom on the second floor looks like the 70's threw up in a trailer and moved it into the bathroom. it's gonna need redone BIG TIME.
but - i'm excited. i think it's the one, but i want to look around to make sure. i wanna make sure this is all done right. i can't believe how much of my loan officer knowledge has helped me cut through the bullshit. the realtor we're working with was talking to me like i was a retard until i told him i used to be a loan officer. what's cool is that once he knew, things went a great deal smoother and he knew he could talk to me in his native tongue, lol. i just wish i still had friends in the real estate world. i bet any one of them could nail a great loan for us.
what's also cool is that the realtor thinks we might be able to get away with offering $80,000. it's been on the market for almost 2 years, and he said that the owners are getting impatient. he said we were the first people to look at it in months. he said that not many people are buying right now even though you could get locked into an amazing rate. i just know i'll be kicking myself if i don't jump on something.
